NatHERS ASSESSMENTS FOR NEW DWELLINGS
IS A NatHERS ASSESSMENT MANDATORY FOR NEW HOMES IN VICTORIA?
A NatHERS assessment is one common pathway used to demonstrate compliance with residential energy efficiency requirements under the NCC. Your building surveyor or project team can confirm the required pathway for your specific project.
What star rating does a new home need?
Under NCC 2022, new residential dwellings generally need to meet the equivalent of a 7-star NatHERS thermal performance standard, subject to the relevant building type, jurisdiction and compliance pathway.
Does NatHERS include solar panels?
The NatHERS thermal star rating focuses on the building shell. Solar panels, batteries and fixed appliances are considered under the Whole of Home rating where applicable.
Can you help if my design does not pass?
Yes. If the design does not meet the required performance level, we can identify the areas affecting the result and suggest practical changes for the designer, builder or homeowner to consider.
Do I need this before applying for a building permit?
In many cases, yes. The NatHERS certificate and related energy documentation are commonly required as part of the building permit process for new residential dwellings.
NatHERS ASSESSMENTS FOR RENOVATIONS AND ALTERATIONS
DO ALL RENOVATIONS IN VICTORIA NEED A NatHERS ASSESSMENT?
No. Not every renovation will need a NatHERS assessment. It depends on the type and extent of work, whether a building permit is required, and what the building surveyor determines is needed for energy compliance.
IS A NatHERS ASSESSMENT DIFFERENT FOR RENOVATIONS COMPARED TO NEW HOMES?
Yes. New homes are generally assessed as a complete new dwelling. Renovations and alterations can be more complex because the assessment may need to account for existing parts of the home, new work, altered areas and practical limitations.
What information do you need to complete the assessment?
We usually need architectural or drafting plans, elevations, sections, construction details, window and glazing information, insulation details and any relevant specifications. If something is missing, we’ll let you know.
Can you help if my renovation does not meet the required rating?
Yes. We can review the design and suggest practical changes that may improve the thermal performance, such as glazing upgrades, insulation changes or shading adjustments.
Can homeowners contact you directly?
Yes. We work with homeowners, builders, architects, draftspersons and building designers. If you’re unsure whether you need an assessment, we can review the project and point you in the right direction.
Is this the same as a Whole of Home Assessment?
Not always. NatHERS thermal assessments focus on the building shell and heating and cooling loads. Whole of Home requirements consider broader energy use, including fixed appliances and systems such as hot water, heating and cooling, lighting, pools and solar where relevant. NCC 2022 expanded NatHERS to include both thermal performance and Whole of Home considerations for relevant residential projects.
WHOLE OF HOME ASSESSMENTS
Is a Whole of Home Assessment the same as a NatHERS assessment?
No. NatHERS focuses primarily on the thermal performance of the building shell, while a Whole of Home Assessment also includes fixed appliances, hot water, lighting, solar and energy use calculations.
Do all Victorian homes need a Whole of Home Assessment?
Not necessarily. Requirements depend on the project type, permit timing and applicable NCC provisions.
Can solar panels help pass the assessment?
Yes. Solar PV systems can contribute positively to the home’s Whole of Home score.
Can you help improve a failing result?
Yes. We can often suggest practical specification changes that improve compliance without requiring major redesigns.
Is this required for building permit approval?
In many cases, yes. Building surveyors may require supporting compliance documentation before issuing permits.
